Your site needs a specific answer — slope, narrow frontage, heritage context, an unusual aspect — or your brief does not fit a catalogue.
It is the wrong path if you need a fixed price early, or if a standard design would genuinely suit the block.
How the job actually runs
- 01Decide architect or building designer first
An architect and a building designer do overlapping but different jobs at different price points. Settle which you want before you approach builders, because it changes who can price the work.
- 02Get the site investigated early
Soil test, contour survey, and where relevant a bushfire or geotechnical assessment. A custom design drawn before the site is understood gets redrawn.
- 03Choose the contract type deliberately
Custom work is where cost-plus genuinely competes with fixed price, because the unknowns are real. Decide knowingly rather than by default.
- 04Expect a longer approval path
A one-off design in an overlay-affected suburb is assessed on its merits, not against a precedent. Budget time, not just money.
Where these jobs go wrong
The four things that most often cost people money on a custom homes job specifically.
- Designing before the budget is real
The most common and most expensive sequence error. A design costed after the fact is a design you will pay to have redrawn.
- Choosing a builder on price for a one-off
Custom work rewards builders who have done it before. The cheapest quote on a complex house is frequently the least experienced one.
- Underestimating the documentation
Custom builds need more detail than a project home. Thin drawings become variations, and variations become arguments.
- Forgetting the interior budget
Joinery, stone, tapware and lighting move a custom build's price more than the structure does, and they are often left to the end.

Questions people ask
How is a custom home different from a project home?
A project home is a design from a builder's range, adjusted within limits. A custom home is drawn for your block and your brief. The second costs more per square metre and gives you control the first cannot.
Do I need an architect?
Not always. A building designer covers many custom projects at a lower fee. An architect earns their fee on difficult sites, complex briefs and anything needing to argue its case at council.
Is cost-plus better for a custom build?
Sometimes. Where the unknowns are genuinely unknowable it avoids paying for a builder's contingency. It requires a builder you trust and open-book reporting you will actually read.
