Three flood mechanisms, and they are three separate questions
The current mapping puts three different things over parts of Bethania and they do different work. Acid sulfate soils are mapped across the suburb too, on seven separate features, which is what river flats produce. All three are earthworks questions rather than house questions: the depth of the cut decides whether any of them costs anything at all.
Two residential zones, with nothing between them
The scheme maps Low Density Residential and Rural Residential in Bethania and nothing in between. That is a wider gap than it reads: they are different lot sizes, different servicing assumptions and different products, and the line between them runs through the suburb rather than around it. A local heritage register entry is mapped here as well, which is worth checking on the older river-side parcels before anything is demolished.
Steep ground, on a suburb people think of as flat
Slope mapping at fifteen percent and above covers land in Bethania. On a river suburb that is worth saying out loud: the ground rises away from the water, and the blocks on the rise are the ones with both the view and the geotechnical report.
