How the job actually runs
- 01Get a contour survey before anything else
You cannot design or price a sloping block without one. It is inexpensive and everything downstream depends on it.
- 02Decide cut-and-fill or suspended
Cutting into the slope and retaining, or building out over it on a suspended floor. The choice drives cost, look and how the house lives.
- 03Have the geotechnical work done
Slope plus soil determines the footing system. On steeper sites this is the single largest variable in the price.
- 04Plan access and drainage together
Getting machinery in, and getting water away, are the two things that most often catch people on a steep site.
Where these jobs go wrong
The four things that most often cost people money on a sloping blocks job specifically.
- Pricing off a flat-block base price
A base price assumes a flat, clean lot. On a sloping block the site-cost line is where the real number lives, and it can be enormous.
- Treating retaining as landscaping
Structural retaining is engineered and certified. It is not a garden feature and should not be in the landscaping budget.
- Ignoring where the water goes
Slope concentrates stormwater. Drainage designed late is drainage designed badly, and it shows up as damp years later.
- Choosing a builder who does flat blocks
The difference between a builder who has done twenty sloping sites and one who has not is measured in tens of thousands.

How much does slope add to a build?
We will not give you a figure — it depends on the degree of fall, the soil, the access and the design response. What we can tell you is that it is the largest single variable on a sloping site, and it must be priced from a contour survey rather than estimated.
Is a split-level house always the answer?
Often but not always. Splitting levels follows the land and reduces cut, but adds structural and waterproofing complexity. A suspended floor sometimes beats it.
Do I need an engineer?
Yes. Sloping sites need structural engineering for footings and retaining, and on steeper ground a geotechnical report as well.
