Why area matters
A builder excellent at project homes on flat estate blocks can be entirely wrong for a heritage-overlaid inner suburb or a bushfire-rated hillside. Council, zone and overlay decide what you can build and how long approval takes.
Every area page carries the council, the planning instrument, the zone and the overlays mapped in that suburb — read from state government data and dated, so you can check it yourself.

Counted from the published records at build time. A suburb is only counted once its zoning, overlay and hazard mapping has been read from that state's own planning data — which is why the numbers move slowly and why they are not round.
