How the job actually runs
- 01Establish what services exist
Power, water, sewer, telecoms. On rural land the answer is frequently none of them, and the cost of getting them in can exceed the cost of a room.
- 02Sort wastewater before design
Where there is no sewer you need an on-site system, and it needs land set aside for it. That decides where the house can go.
- 03Check the bushfire rating
Most acreage carries some bushfire exposure. The rating drives the construction standard, and the standard drives the price.
- 04Confirm access
A concrete truck, a crane and a delivery semi all need to get in and turn around. Long, steep or soft driveways are a real line item.

Travel time is charged whether or not it is itemised, and supervision suffers at distance. A builder based near the site is usually both cheaper and better run.
- Underestimating the driveway
