Home builders in Victoria

Victoria's planning schemes are built on its 79 local government areas, and every parcel carries a zone plus any overlays that apply to it. We read that mapping directly from Vicmap Planning — the Department of Transport and Planning's own dataset — so a Victorian area page shows the zone, the overlay families mapped in the suburb and whether bushfire-prone land is mapped there, with the date we read it.

The practical effect for a build: a Development Plan Overlay on a growth-corridor estate and a Heritage Overlay in an established inner suburb are completely different problems, and they need different builders. Victoria's data lets us tell you which one you are dealing with before you start ringing around.

Building work in Victoria is regulated by the Building and Plumbing Commission. If you are searching for the Victorian Building Authority, that is the same body under its former name — vba.vic.gov.au now redirects to bpc.vic.gov.au. We mention it because a lot of builder paperwork, and a lot of advice online, still says VBA.

Before you sign, you are entitled to see a builder's registration number and confirm it is current and of the right class for the work. Victoria also requires domestic building insurance on residential work above a threshold; the Commission is the authority on when it applies and what it covers.
