Home builders in Anakie
A builder’s licence is permission to trade. It is not a solvency test. 2,361 construction companies entered external administration last financial year, more than any other industry in the country — and no regulator checks whether the one quoting your Anakie job can still pay its framer on Friday. We run the Four-Point Builder Check™: licence with Building and Plumbing Commission, insurance sighted, still trading, and genuinely working in Anakie. Then one name and the reasoning behind it — or a straight no.
- Costs you nothing, ever
- No obligation to use them
- Details never sold
Why this is harder than it looks in Anakie
- Anakie is not a generic block
Mapped here: 9 overlay families, 10 heritage records, bushfire-prone land. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Anakie regularly already know which of these reach which streets.
- A current licence tells you nothing about solvency
Every one of the companies behind that figure held a valid licence the day before it failed. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
What building in Anakie actually involves
Anakie covers 181.12 km² — larger than several entire metropolitan councils — and it carries a single residential zone and nine overlays across that span. At this scale, a suburb-level planning summary is not a description of anything.
What 181 km² does to every figure on this page
Every overlay named below is mapped somewhere in Anakie. Almost none of it is mapped everywhere. On a compact suburb the gap between "in the suburb" and "on the lot" is small enough to reason about; across 181 km² it is the whole question, and a list read as a description of your land will be wrong far more often than right.
What the list is genuinely good for is the opposite: it tells you which questions to put to an address, and the Township Zone tells you that the settled part of it is a small share of that 181 km².
One township zone on 181 square kilometres
Township Zone is the settlement — compact lots, more services. Rural Living Zone is large-lot country living, where servicing is frequently the lot's own responsibility. Urban Growth Zone, including schedule 6, is land held for future urban development whose detailed provisions arrive through a precinct structure plan rather than the scheme as it stands. Those are not gradations of one thing; they are three different projects with different costs.
A Salinity Management Overlay
A Salinity Management Overlay is mapped. It applies where land is subject to, or contributing to, dryland salinity — salt brought to the surface as groundwater rises, typically after vegetation clearing changes how water moves through a landscape.
For a building project the consequences are practical rather than theoretical. Saline groundwater attacks concrete and steel, which reaches footings, slabs and services below ground. Where the overlay applies, works that change drainage or disturb the water table are the ones that matter, and the overlay may require the proposal to demonstrate it will not make the problem worse. It is a question for a site investigation, and it is easy to miss because nothing on the surface announces it.
Fire and water, both mapped
A Bushfire Management Overlay applies, along with a Floodway Overlay and a Land Subject to Inundation Overlay. The BMO is the serious bushfire control in Victoria: where it applies, a proposal must address bushfire directly rather than simply meeting a construction standard. The two water overlays describe different things — a floodway is where water actively flows, inundation is where it sits.
The rest
Heritage, Environmental Significance, Vegetation Protection, Significant Landscape and Development Contributions Plan Overlays are also mapped, with ten heritage places recorded.
What to establish first in Anakie
The address, before anything else — at this size the suburb names questions and answers none. Then the zone. Then, if the Bushfire Management Overlay reaches the land, that. Then the salinity position if any works go below ground.
What you are dealing with in Anakie
Six things a builder prices differently. This is the suburb-level picture — which of them reaches your block is an address check.
- Bushfire Mapped BAL assessment; glazing, decking and screening spec.
- Flood Mapped Sets a minimum floor level. Flood report first.
- Heritage 10 records Impact statement; limits demolition, form and materials.
- Slope Not mapped Geotech report before footings can be priced.
- Soil Not checked Not a planning overlay in Victoria; no statewide layer to read
- Density controls 1 zone What may be built, and how much. Set parcel by parcel.

The mechanism
The Four-Point Builder Check™
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on Building and Plumbing Commission's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover VIC requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Anakie
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.
How this works
- 01Tell us about the build
Seven questions, about three minutes.
- 02We match it against Anakie
Against the 1 residential zone mapped here, 9 overlay families, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under City of Greater Geelong.
- 03One recommendation, with the reasoning
Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
What you get, and what it costs you
- One builder, not a list
We read your brief against what is actually mapped in Anakie — 9 overlay families, 10 heritage records, bushfire-prone land — and against which builders hold the right licence class, have built under these constraints before, and genuinely work under City of Greater Geelong. You get one name and the reasoning in writing.
- Or a straight no
The same business day you get one of two things: our recommendation, with the reasons — or a plain email saying we have not got a builder in Anakie we would put our name to yet, and what we are doing about it. No drip campaign, no being passed around.
- It costs you nothing, ever
The builder pays us, and only if you sign with them. You are never charged, and you are never under any obligation to use the builder we name. How the fee works.
We are not a builder, we do not manage your build, and we do not hold your money.
Fair questions before you send anything
- You have no builders listed in Anakie yet. What use is that?
A fair question, and the honest answer is that a list is not what we do. We do not publish a builder until the licence is checked, the insurance is sighted and we have confirmed they are still trading — so an empty list here means we have not finished that work in Anakie, not that we cannot help. Send the brief and we go and find one for your block. If we cannot, you get told that, the same day, rather than being added to a mailing list.
- Why not just get three quotes myself?
You can, and for a simple job you probably should. The difficulty on a block in Anakie is that quotes are only comparable when they assume the same things — and with 9 overlay families mapped here, two builders can price the same house against different assumptions about the site and both be quoting honestly. Sorting that out is the part we do.

Questions about building in Anakie
How large is Anakie?
181.12 km² — larger than several entire metropolitan councils. Every overlay listed is mapped somewhere in it; almost none is mapped everywhere.
So how should I read this page?
As a list of questions to put to an address rather than a description of your land. Across 181 km² of one township zone, the answers differ enormously depending on where you are.
What is a Salinity Management Overlay?
It applies where land is subject to, or contributing to, dryland salinity — salt brought to the surface as groundwater rises, typically after vegetation clearing changes how water moves through a landscape.
Why does salinity matter to a build?
Saline groundwater attacks concrete and steel, which reaches footings, slabs and services below ground. Works that change drainage or disturb the water table are the ones that matter, and nothing on the surface announces it.
What is the difference between the two water overlays?
A Floodway Overlay covers where water actively flows; a Land Subject to Inundation Overlay covers where it sits. They describe different things and are assessed separately.
What to ask a builder about a block in Anakie
Each one is here because of something mapped in Anakie. Take them to whoever quotes.
- 01
Confirm the zone at the address is TZ TOWNSHIP ZONE — and what it permits without a planning permit.
- 02
What bushfire attack level have you built to in Anakie before, and what did it change in the glazing, decking and screening?
- 03
Have you had an application through City of Greater Geelong where a heritage control applied, and how long did the assessment take?

No catch

- No phone number needed to start. Give us one if you want to be called; otherwise we write.
- One builder contacts you, not six. And only after you have seen the brief and said yes.
- Your details go to that builder and nobody else. Never sold, never auctioned, never shared with a panel.
- If we have nobody in Anakie, we say so. That is a real answer we give, and the empty builder list above is the proof we mean it.
