Home builders in Aireys Inlet
A builder’s licence is permission to trade. It is not a solvency test. 2,361 construction companies entered external administration last financial year, more than any other industry in the country — and no regulator checks whether the one quoting your Aireys Inlet job can still pay its framer on Friday. We run the Four-Point Builder Check™: licence with Building and Plumbing Commission, insurance sighted, still trading, and genuinely working in Aireys Inlet. Then one name and the reasoning behind it — or a straight no.
- Costs you nothing, ever
- No obligation to use them
- Details never sold
Why this is harder than it looks in Aireys Inlet
- Aireys Inlet is not a generic block
Mapped here: 10 overlay families, 4 heritage records, bushfire-prone land. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Aireys Inlet regularly already know which of these reach which streets.
- A current licence tells you nothing about solvency
Every one of the companies behind that figure held a valid licence the day before it failed. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
What building in Aireys Inlet actually involves
One of the four Heritage Overlay schedules mapped in Aireys Inlet is HO163 — and the same schedule number also intersects Anglesea, Bellbrae, Bells Beach and Jan Juc. A single schedule reaching five separate localities in the Surf Coast Planning Scheme is not a listed building. It is a landscape.
Reading a Heritage Overlay number tells you what kind of thing it is
Most Heritage Overlay schedules apply to one property, sometimes a row or a precinct, and they appear in exactly one locality. When the same number turns up across towns that are kilometres apart, the listing has to be something that spans them — a coastal landscape, a road, a vegetation corridor. That changes what the overlay is asking of you. A building listing is assessed on fabric: what may be demolished, what a replacement should look like, what materials belong. A landscape-scale listing is assessed on setting: whether the works are visible, how they sit in the view, what vegetation is affected. A design that would satisfy the first can fail the second on grounds the owner never anticipated.
So check the schedule, not just the count
Aireys Inlet carries HO1, HO91, HO92 and HO163. Four schedules is a light heritage load by any measure, and the instinct is to treat it as a formality. But the four are not interchangeable, and knowing which one reaches the block — and whether it is a building listing or a landscape one — decides whether the heritage conversation is about your facade or about your view.
Ten overlay families on 19.61 square kilometres
Alongside heritage, the scheme maps a Floodway Overlay, a Land Subject to Inundation Overlay, a Salinity Management Overlay, a Neighbourhood Character Overlay, three Bushfire Management schedules, four Environmental Significance schedules, three Design and Development schedules, a Significant Landscape schedule and a Vegetation Protection schedule. Ten families is a great deal for a small coastal town, and the practical consequence is that no summary of the controls here is worth anything — only the list for the specific address.
Three bushfire schedules, against Anglesea's two
BMO, BMO1 and BMO2 are all mapped. Where a Bushfire Management Overlay applies the requirement is a planning permit and a bushfire management statement covering defendable space, water supply for firefighting and access for a fire appliance — which shapes where the house sits and how the lot is laid out, not only how it is clad. On land also carrying vegetation controls, the defendable space and the vegetation the overlays protect are claims on the same trees; our Balnarring page sets out how Victoria resolves that.
Water arrives here under three different headings
A Floodway Overlay, a Land Subject to Inundation Overlay and a Salinity Management Overlay are all mapped. Our Anglesea page explains the first two and how they differ; our Anakie page covers what salinity mapping means for footings and buried services. That all three appear in one 19.61 km² locality — alongside a named feature called Melaleuca Swamp — is the thing to take from it. On a block here, which of the three applies is a question with three possible right answers and they imply different work.
One residential zone, and most of the area is not residential at all
General Residential Schedule 1 is the only residential zone mapped. Across 19.61 km² of which Split Point, Urquhart Bluff and Lookout Hill are named features, the residential land is a modest share of the total — the rest is not building land, which is most of why people want to be there.
What to establish on an Aireys Inlet block
Which Heritage Overlay schedule reaches the land, and whether it is a building listing or a landscape one — the two ask different questions. Then the full overlay list for the address, because ten families apply across the locality and few apply to any one parcel. Then which water overlay, if any, and what it implies. Then the bushfire management statement, and where it puts the house.
What you are dealing with in Aireys Inlet
Six things a builder prices differently. This is the suburb-level picture — which of them reaches your block is an address check.
- Bushfire Mapped BAL assessment; glazing, decking and screening spec.
- Flood Mapped Sets a minimum floor level. Flood report first.
- Heritage 4 records Impact statement; limits demolition, form and materials.
- Slope Not mapped Geotech report before footings can be priced.
- Soil Not checked Not a planning overlay in Victoria; no statewide layer to read
- Density controls 1 zone What may be built, and how much. Set parcel by parcel.

The mechanism
The Four-Point Builder Check™
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on Building and Plumbing Commission's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover VIC requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Aireys Inlet
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.
How this works
- 01Tell us about the build
Seven questions, about three minutes.
- 02We match it against Aireys Inlet
Against the 1 residential zone mapped here, 10 overlay families, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under Surf Coast Shire Council.
- 03One recommendation, with the reasoning
Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
What you get, and what it costs you
- One builder, not a list
We read your brief against what is actually mapped in Aireys Inlet — 10 overlay families, 4 heritage records, bushfire-prone land — and against which builders hold the right licence class, have built under these constraints before, and genuinely work under Surf Coast Shire Council. You get one name and the reasoning in writing.
- Or a straight no
The same business day you get one of two things: our recommendation, with the reasons — or a plain email saying we have not got a builder in Aireys Inlet we would put our name to yet, and what we are doing about it. No drip campaign, no being passed around.
- It costs you nothing, ever
The builder pays us, and only if you sign with them. You are never charged, and you are never under any obligation to use the builder we name. How the fee works.
We are not a builder, we do not manage your build, and we do not hold your money.
Fair questions before you send anything
- You have no builders listed in Aireys Inlet yet. What use is that?
A fair question, and the honest answer is that a list is not what we do. We do not publish a builder until the licence is checked, the insurance is sighted and we have confirmed they are still trading — so an empty list here means we have not finished that work in Aireys Inlet, not that we cannot help. Send the brief and we go and find one for your block. If we cannot, you get told that, the same day, rather than being added to a mailing list.
- Why not just get three quotes myself?
You can, and for a simple job you probably should. The difficulty on a block in Aireys Inlet is that quotes are only comparable when they assume the same things — and with 10 overlay families mapped here, two builders can price the same house against different assumptions about the site and both be quoting honestly. Sorting that out is the part we do.

Questions about building in Aireys Inlet
Why does the same Heritage Overlay number appear in several towns?
Because the listing spans them. HO163 intersects Aireys Inlet, Anglesea, Bellbrae, Bells Beach and Jan Juc under the Surf Coast scheme — a schedule reaching five localities is a landscape or corridor listing rather than a building.
Does that change what the heritage assessment looks at?
Yes. A building listing is assessed on fabric — what may be demolished, what a replacement should look like. A landscape-scale listing is assessed on setting: visibility, how works sit in the view, what vegetation is affected. A design that satisfies one can fail the other.
How many overlays apply in Aireys Inlet?
Ten families across 19.61 km² — heritage, floodway, inundation, salinity, neighbourhood character, bushfire, environmental significance, design and development, significant landscape and vegetation protection. No summary is useful; only the list for the specific address.
Is Aireys Inlet bushfire-prone?
Three Bushfire Management Overlay schedules are mapped — BMO, BMO1 and BMO2 — against two in Anglesea. Where one applies you need a planning permit and a bushfire management statement covering defendable space, water supply and appliance access, which shapes siting and lot layout.
Does Aireys Inlet flood?
Water arrives under three headings here: a Floodway Overlay, a Land Subject to Inundation Overlay and a Salinity Management Overlay are all mapped. Which one reaches a particular block is an address question, and the three imply quite different work.
What to ask a builder about a block in Aireys Inlet
Each one is here because of something mapped in Aireys Inlet. Take them to whoever quotes.

Confirm the zone at the address is GRZ1 GENERAL RESIDENTIAL ZONE - SCHEDULE 1 — and what it permits without a planning permit.
- 02
What bushfire attack level have you built to in Aireys Inlet before, and what did it change in the glazing, decking and screening?
- 03
Have you had an application through Surf Coast Shire Council where a heritage control applied, and how long did the assessment take?
