What building in Mount Martha actually involves
Mount Martha is 30.2 km² — the largest suburb we have mapped in this region by a wide margin — and it carries two residential zones, General Residential Schedule 1 and a Low Density Residential Zone. That second zone is what makes it different from the rest of the peninsula coast.
Low density residential is a different build
Larger minimum lot sizes usually mean longer service runs, a longer driveway, on-site effluent disposal in some cases, and a house designed for a block rather than a frontage. Builders who work the coastal strip do not automatically work the low density land behind it.
Bushfire and erosion, both mapped
A Bushfire Management Overlay and an Erosion Management Overlay are both mapped in Mount Martha, along with Significant Landscape, Environmental Significance and Vegetation Protection controls. The cliffs at Martha Point and Balcombe Point are the obvious version of this; the less obvious version is a mid-slope block where the geotechnical answer decides the footing system.
Light on heritage
Only nine Heritage Overlay schedules intersect the suburb — a fraction of what an inner-eastern suburb carries. Heritage is rarely the binding constraint here. Vegetation and slope are.
What to ask a builder
Ask which zone your block is in and what it does to the minimum lot size. Ask whether the quote assumes a BAL rating, and which. And ask for a geotechnical report before you accept a footing allowance on anything with a fall.

Questions about building in Mount Martha
What zone is Mount Martha?
General Residential Schedule 1 and a Low Density Residential Zone are both mapped. Which one applies changes the minimum lot size and, in practice, the kind of house that suits the block.
Is Mount Martha bushfire-prone?
Yes — it is mapped as bushfire-prone and a Bushfire Management Overlay is mapped in the suburb. Where the overlay applies a BAL rating is assessed and it changes the external construction specification.
What does the Erosion Management Overlay mean for my block?
It is a slope-stability control. Where it applies, expect a geotechnical report and a footing system designed for the ground. On the cliff and mid-slope land that is most of the site cost difference between quotes.
Do tree controls apply?
Significant Landscape, Environmental Significance and Vegetation Protection overlays are all mapped in Mount Martha. Established vegetation frequently decides where a house can sit, so get an arborist in before a designer.
Is heritage an issue in Mount Martha?
Rarely. Nine Heritage Overlay schedules intersect the suburb, a fraction of what an inner-eastern suburb carries. It still has to be checked at the address, but it is not the usual constraint here.
