Where the sewer ends, a disposal area begins

If the disposal area has to move, the house moves with it.
So establish the sewer position first
Ask the water utility whether the specific address has a sewer connection available, and if it does not, whether it is scheduled. Do not infer it from the neighbours: in a suburb this small, with both zones mapped, the boundary can run between properties. An unsewered block is not a worse block — it is a different budget, with a system, an evaluation, an approval and ongoing maintenance attached, and none of that appears in a quote written for a serviced lot.
One code, and it is a large-lot one
Boya is coded R5 and nothing else. There is no split code, no activity centre code and no higher-density land anywhere in the suburb.
