What building in New Town actually involves

New Town is the smallest and most built-out of the Hobart suburbs we have mapped — 3.9 km², three zones, and nine codes. The unusual pairing here is Flood-prone Hazard Areas and Coastal Inundation Hazard in the same inner suburb.

Water arrives two different ways

New Town Rivulet brings the flood-prone mapping; the Derwent at Cornelian Bay brings the coastal inundation mapping. They are separate codes with separate assessment paths, and a block can be inside one, the other, or both.

Heritage in an inner suburb

Five heritage records intersect New Town under the Local Historical Heritage Code. In an inner Hobart suburb that is enough that the heritage position should be settled before a knockdown rebuild is costed — demolition itself can require permission.

Landslip as well

Low and Medium landslip hazard bands are mapped. On the higher ground a geotechnical report is the document that decides the footing system, and it is cheaper to get early than to discover late.

What to ask a builder

Ask which of the two water codes reaches the block, because the answers are different and so are the requirements. Ask whether heritage applies. And ask for a recent City of Hobart approval in the same part of the suburb.

Questions about building in New Town

Does New Town flood?

Two separate codes are mapped: Flood-prone Hazard Areas, from New Town Rivulet, and Coastal Inundation Hazard, from the Derwent at Cornelian Bay. A block can be inside one, the other or both.

Is my New Town house heritage-listed?

Five heritage records intersect the suburb under the Local Historical Heritage Code. In an inner suburb that is enough to settle the position before costing a knockdown rebuild — demolition itself can need permission.

Is landslip mapped in New Town?

Low and Medium landslip hazard bands are both mapped, mostly on the higher ground. A block in a mapped band needs a geotechnical report, which is what decides the footing system.

What zone is New Town?

General Residential, Inner Residential and Urban Mixed Use are mapped — a narrower range than Sandy Bay or Lenah Valley, reflecting how built out the suburb is.

Is New Town bushfire-prone?

The Bushfire-prone Areas Code is mapped in the suburb. A block inside it needs a Bushfire Attack Level assessment, which drives materials and cost.
