Do not assume you are covered by a statutory insurance scheme in Tasmania. Tasmania's arrangements differ from the mainland states, and we have not been able to verify the current position against Consumer, Building and Occupational Services.
Why we are being careful here
On the mainland, a homeowner whose builder collapses usually has a statutory insurance scheme to fall back on. Publicly available commentary indicates Tasmania is the exception among Australian jurisdictions, but we have not confirmed that against CBOS, and this is not something to act on secondhand. Check with CBOS before you assume cover exists — and before you make any decision that depends on it.
What to do regardless
The action list above holds in every state: stop paying, secure and photograph the site, find the administrator through ASIC, and establish exactly what you have paid against what has been built. Those steps are worth doing today whatever the insurance position turns out to be, and free financial counselling is available to you now.
