What building in Fulham actually involves

Fulham's lot rules are set by Minimum Site Area as well as minimum frontage — two different metrics doing two different jobs, and a block can satisfy one while failing the other.

Frontage and site area are not interchangeable

Minimum frontage is the width of the block at the street. It governs whether a dwelling of a given form can present properly to the street — access, setbacks, the rhythm of buildings along a road. Minimum site area is total land per dwelling. It governs density: how much ground each dwelling must have, irrespective of the shape of it.

The practical consequence is that a long narrow block can carry ample area and insufficient frontage, and a wide shallow block the reverse. For a subdivision or a group dwelling proposal, both tests apply, and failing either ends the proposal. Fulham's frontage figure is 12 m for a detached dwelling and 12 m for a semi-detached — so the area test is the one more likely to be the surprise.

Work out both before you value the land

If the case for buying depends on getting two dwellings onto a block, the arithmetic is: total site area divided by the minimum site area, and total frontage against the minimum frontage for the form proposed. Both, in that order, before an offer. It is the cheapest piece of due diligence available and the one most often skipped in favour of an agent's assurance that a block "should be fine to split".
