Ascot is the only inner-Brisbane suburb we have mapped where the City Plan runs two zones side by side: General residential over the established streets, and Emerging communities — Brisbane's future-urban zone — over the racecourse land.
Which side of that line your block sits on decides the project
Established residential land is assessed against the settled character of the street. Emerging communities land is in the development pipeline: staging, infrastructure sequencing and the eventual detailed planning all bear on it. The two are different approvals with different timelines, and the boundary is not visible from the footpath.
The rises are why the landslide overlay is here
Ascot climbs from the river flats to Ascot's higher ground, and the overlay follows that rise. On the slope a geotechnical report is what decides the footing system and the retaining; on the flat below it, the flood overlays are what matter instead. Very few Brisbane suburbs put both on one street.
