In a town centre under active redevelopment, both searches are short and both matter.
A lake overlay, which is unusual
A Lake overlay is mapped — the only one in our Canberra set. Lake Ginninderra sits at the centre of this district, and land around it carries its own considerations: the relationship of buildings to the water, public access along the foreshore, and the treatment of the interface. For a homeowner nearby the overlay is mostly a statement about what will and will not happen on the land between you and the water, which is worth reading if outlook is part of the purchase.
Leasehold, and what a lease variation involves
Every residential block in the ACT is held under a Crown lease that names the purpose the land may be used for. Changing that purpose — which is what a redevelopment from one form to another usually requires — means a lease variation: a separate application, assessed on its own terms, with its own timeline and cost, and not a formality. In a town centre where the interesting propositions are usually redevelopments, this is the item most likely to determine whether a project is viable, and it should be established before anything is designed.
Bushfire, at a lower count
