Home builders in Illawong
A builder’s licence is permission to trade. It is not a solvency test. 2,361 construction companies entered external administration last financial year, more than any other industry in the country — and no regulator checks whether the one quoting your Illawong job can still pay its framer on Friday. We run the Four-Point Builder Check™: licence with NSW Fair Trading, insurance sighted, still trading, and genuinely working in Illawong. Then one name and the reasoning behind it — or a straight no.
- Costs you nothing, ever
- No obligation to use them
- Details never sold
Why this is harder than it looks in Illawong
- Illawong is not a generic block
Mapped here: 2 overlay families, 25 heritage records, bushfire-prone land. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Illawong regularly already know which of these reach which streets.
- A current licence tells you nothing about solvency
Every one of the companies behind that figure held a valid licence the day before it failed. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
What building in Illawong actually involves
Illawong is mapped R2 Low Density Residential and nothing else, yet its minimum-lot-size layer carries three different bands: 550–574 m² on 72 parcels, 700–749 m² on 25, and 800–899 m² on six. One zone, three subdivision answers, 103 parcels mapped — and that gradient, not the zone, is what separates one address here from another.
A uniform zone with a graded minimum
The zone tells you the kind of development contemplated and it is the same everywhere in the suburb. The lot minimum tells you whether a particular block can be divided, and here it varies by more than fifty per cent between the smallest band and the largest. For anyone buying with subdivision in mind that is the whole question, and it is unusually cheap to answer: with 103 parcels carrying a mapped figure, a large share of the suburb can be checked in minutes rather than read out of the instrument and applied lot by lot. The corollary matters too — a sale price from a parcel in the 550 band is weak evidence about one in the 800 band, because the two are not selling the same subdivision potential even though they share a zone and a street network.
Four archaeological records among twenty-five
Twenty-one individual items and four archaeological items make up the register, with no area control. Four is a high proportion for a register this size, and the archaeological class is assessed on what a proposal disturbs below ground rather than on appearance — so on a peninsula where nine acid sulfate soil features are also mapped, the excavation decision answers to two separate sets of requirements. A design that settles its cut, its footings and any below-ground parking early resolves both; one that leaves them open carries both risks into the application.
The height is dependable, the ratio less so
A maximum height of 8.5 m applies to 100 of the 112 parcels the layer reaches, which is as well supported as these figures get. The floor space ratio of 0.55:1 covers 70 of 104 — a real majority but not an overwhelming one, so on roughly a third of the mapped parcels the density figure has to be read out of the instrument instead. Where a taller control applies it reaches 9 m, on centres and larger sites rather than house blocks.
Ten bushfire features, and the national park
Ten bushfire-prone features are mapped, across a buffer class and categories one and two. The Georges River National Park is among the named local features, which indicates where the vegetated edge lies, and Still Creek is the recorded watercourse. Two parcels are reserved for regional open space, which a title search settles, and Illawong is not inside a declared subsidence district. Thompsons Bay Reserve, the Albert Delardes and Bill Wakeham reserves, the Illawong Community Oval and the Heritage Drive Oval are the other recorded features.
Check the band, then scope the dig
The mapped lot minimum at the address, because it is the figure that varies and the one a subdivision depends on. Then the excavation intent, against the archaeological records and the soils together. Then the height, which is reliable, and the ratio, which is not. Then the bushfire class and the title.
And one note on the national park boundary
The Georges River National Park appearing in this suburb's gazetteer is a planning fact as much as a geographic one. A parcel backing onto reserved bushland has a boundary that will not change use, which is durable amenity, and it has a vegetated interface, which is where the bushfire mapping sits. The two travel together and both are settled at the address rather than inferred from the suburb.
What three bands in one zone usually indicates
A graded minimum under a single zone is generally the record of a suburb subdivided in stages, each release carrying the standard of its period. That is worth knowing because it tends to correlate with things a buyer cares about that no layer records — the age of the housing stock on a street, the width of the road reserve, whether services were laid to a modern standard, and how much of the original canopy survived. None of that is a planning fact and none of it appears on this page. But the band is a reasonable first indicator of which era a street belongs to, and it costs nothing to look up.
What you are dealing with in Illawong
Six things a builder prices differently. This is the suburb-level picture — which of them reaches your block is an address check.
- Bushfire Mapped BAL assessment; glazing, decking and screening spec.
- Flood Not checked Held in each council's own Flood Planning Map rather than in a statewide layer
- Heritage 25 records Impact statement; limits demolition, form and materials.
- Slope Not checked Published by individual councils rather than as a statewide layer
- Soil Acid sulfate Below trigger depth: management plan, treatment, disposal.
- Density controls 1 zone · 8.5m · 0.55:1 What may be built, and how much. Set parcel by parcel.

Worth knowing before you budget
- Building height
The most common maximum building height mapped here is 8.5m (100 of 112 mapped parcels). Other controls that apply to a meaningful number of parcels run up to 9m — generally centres and larger sites, not a house block.
- Floor space ratio
A floor space ratio of 0.55:1 applies to most of the mapped parcels here (70 of 104). On an 800 m² block that is about 440 m² of floor area, every level counted.
- Land reserved for acquisition
Parts of Illawong are reserved for future public acquisition — regional open space (e2). A reservation is mapped to specific land, so whether it touches your block has to be checked at the address.
The mechanism
The Four-Point Builder Check™
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on NSW Fair Trading's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover NSW requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Illawong
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.
How this works
- 01Tell us about the build
Seven questions, about three minutes.
- 02We match it against Illawong
Against the 1 residential zone mapped here, 2 overlay families, bushfire-prone land, 25 heritage records — and against which builders hold the right licence class for it, have done it before, and actually work under Sutherland Shire Council.
- 03One recommendation, with the reasoning
Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
What you get, and what it costs you
- One builder, not a list
We read your brief against what is actually mapped in Illawong — 2 overlay families, 25 heritage records, bushfire-prone land — and against which builders hold the right licence class, have built under these constraints before, and genuinely work under Sutherland Shire Council. You get one name and the reasoning in writing.
- Or a straight no
The same business day you get one of two things: our recommendation, with the reasons — or a plain email saying we have not got a builder in Illawong we would put our name to yet, and what we are doing about it. No drip campaign, no being passed around.
- It costs you nothing, ever
The builder pays us, and only if you sign with them. You are never charged, and you are never under any obligation to use the builder we name. How the fee works.
We are not a builder, we do not manage your build, and we do not hold your money.
Fair questions before you send anything
- You have no builders listed in Illawong yet. What use is that?
A fair question, and the honest answer is that a list is not what we do. We do not publish a builder until the licence is checked, the insurance is sighted and we have confirmed they are still trading — so an empty list here means we have not finished that work in Illawong, not that we cannot help. Send the brief and we go and find one for your block. If we cannot, you get told that, the same day, rather than being added to a mailing list.
- Why not just get three quotes myself?
You can, and for a simple job you probably should. The difficulty on a block in Illawong is that quotes are only comparable when they assume the same things — and with 2 overlay families mapped here, two builders can price the same house against different assumptions about the site and both be quoting honestly. Sorting that out is the part we do.

Questions about building in Illawong
Can I subdivide in Illawong?
It depends which band the parcel is in, and that is the question worth asking. The suburb is a single zone — R2 Low Density Residential — but the minimum-lot-size layer carries three bands: 550–574 m² on 72 parcels, 700–749 m² on 25, and 800–899 m² on six.
Why does that matter so much?
The zone is the same everywhere, so it separates nothing. The minimum varies by more than fifty per cent between the smallest band and the largest, and it is what decides whether a block can be divided.
Is it hard to check?
Unusually easy. With 103 parcels carrying a mapped figure, a large share of the suburb can be checked in minutes rather than read out of the instrument lot by lot.
Can I rely on comparable sales?
Carefully. A price from a parcel in the 550 band is weak evidence about one in the 800 band — the two are not selling the same subdivision potential even though they share a zone and a street network.
What about the heritage records?
Twenty-five, of which four are archaeological — a high proportion for a register this size. They are assessed on what a proposal disturbs below ground, and with nine acid sulfate features also mapped, the excavation decision answers to two separate sets of requirements.
Are the other controls mapped?
The height dependably — 8.5 m on 100 of 112 parcels. The floor space ratio less so: 0.55:1 on 70 of 104, so on roughly a third of mapped parcels the figure has to be read out of the instrument instead.
What to ask a builder about a block in Illawong
Each one is here because of something mapped in Illawong. Take them to whoever quotes.
- 01
Confirm the zone at the address is R2 Low Density Residential — and what it permits without a planning permit.
- 02
What bushfire attack level have you built to in Illawong before, and what did it change in the glazing, decking and screening?
- 03
Have you had an application through Sutherland Shire Council where a heritage control applied, and how long did the assessment take?
- 04
What height control is mapped at this address? It is set block by block in Illawong, not suburb-wide.

Named watercourses in Illawong
Still Creek is the one named watercourse mapped in Illawong. Where a block sits relative to it is a design input rather than a view: it sets the riparian setback and, in a heavy event, the overland flow path.
- Still Creek
Read from the NSW Water Theme, which maps gazetted watercourses only. A constructed channel or a stormwater drain is not in this list and can still carry water across a block.
