What building in Palmwoods actually involves
Palmwoods is mapped at the top band of two separate hazards — Very High Potential Bushfire Intensity and Very High Landslide Hazard Area — across 23.88 km² of hinterland.
Two hazards at their highest grade, on the same land
That combination is what makes a hinterland block expensive in ways a flat coastal lot is not. Bushfire drives the construction standard: cladding, windows, decking, screening, and sometimes where the house can sit. Landslide drives the earthworks: cut, fill, retaining, footings, and usually a geotechnical report. They are assessed separately, they compound, and a quote built on neither will not survive contact with the site.
Acid sulfate above the flats
Only Area 2 is mapped — land between 5m and 20m AHD. The low-lying Area 1 band that reaches the coastal suburbs does not reach here, which is one investigation fewer than a beachside block needs.
Flood graded three ways
Low, Moderate and High Flood Risk Areas are all mapped. On a hinterland block flooding is usually creek-driven and fast rather than tidal.
Four zones
Low Density Residential, Medium Density Residential, Rural Residential and Limited Development (Landscape Residential).
What to ask a builder
Ask for the BAL rating and the landslide band together, and ask what each adds. A builder who has only ever priced coastal flat land will underestimate both.

Questions about building in Palmwoods
Why is Palmwoods more expensive to build on than a coastal block?
It is mapped at the top band of two hazards at once — Very High Potential Bushfire Intensity and Very High Landslide Hazard Area. One drives the construction standard, the other the earthworks, and they compound.
Is Palmwoods bushfire prone?
Yes. Medium, High and Very High Potential Bushfire Intensity are all mapped, so an affected block is built to a Bushfire Attack Level that reaches cladding, windows, decking and screening.
Does Palmwoods have acid sulfate soils?
Only Area 2 — land between 5m and 20m AHD. The lower Area 1 band that reaches the coastal suburbs does not reach here.
Is Palmwoods flood-affected?
Parts of it. Low, Moderate and High Flood Risk Areas are mapped. On a hinterland block flooding is usually creek-driven and fast rather than tidal.
What zones are mapped?
Low Density Residential, Medium Density Residential, Rural Residential and Limited Development (Landscape Residential).
