A wave action area cannot be answered that way, because the load is dynamic — breaking waves and the debris they carry impose horizontal and uplift forces on whatever is in their path. The response is structural rather than vertical: the frame, the connections, the footings and what is permitted at ground level all come into question, and an open or sacrificial understorey is often preferred to an enclosed one. A design that satisfies the inundation level can still fail the wave action test, so ask which of the two applies — and if both do, which governs the structure.
A coastal management district and an erosion prone area
A coastal management district adds a state-level assessment to the council's. An erosion prone area is measured landward from the shoreline to allow for the coast retreating over the planning horizon, and inside it the real question is whether a permanent structure belongs in that band. Mudjimba Beach is the frontage; the Maroochy River is behind.
Three zones, one of them named for restraint
Low Density Residential is the dominant mapped zone, with Medium Density Residential and a Limited Development (Landscape Residential) Zone also present. A limited development zone is applied where land is deliberately not to be developed to its apparent capacity, so on that land the yield a lot looks capable of is not the yield contemplated.
Acid sulfate soils, keyed to height
