What building in Wallaroo actually involves

Wallaroo has one height limit expressed as 15.1m AHD — metres above the Australian Height Datum, not above your ground — alongside 15m, 9m and 4.5m limits measured the ordinary way.

A datum height is an absolute ceiling, not a building height

Most height controls measure from natural ground level, so the same design fits anywhere. An AHD limit is an elevation above sea level: on low land it permits a tall building, and on a rise it may permit almost nothing. Two neighbouring blocks can get completely different answers from the same rule. If a block is inside the AHD control, the survey level decides the design, and it has to be known before anything is drawn.

Six site-area values and three frontage rules

Minimum site area runs 300 sqm, 450 sqm, 550 sqm and 700 sqm for dwellings, then 1 ha and 100 ha on rural land. Frontages of 9m, 10m and 15m are all mapped. Between the six zones — including Rural Settlement and Rural Shack Settlement — Wallaroo is the most varied set of numeric controls of any town published here.

A shack settlement zone

Rural Shack Settlement is a South Australian zone with its own expectations about scale and servicing. It is not a standard house block, and it should not be priced as one.

Soils, and what is not here

6 acid sulfate soil features are mapped, which governs excavation depth on affected land. Bushfire hazard is not mapped anywhere in the suburb. A Historic Area Overlay and State Heritage Places are also mapped.

What to ask a builder

Ask whether the block sits under the AHD height control and what the surveyed level allows. Ask which of the six zones applies.

Questions about building in Wallaroo

What does a height limit in metres AHD mean?

AHD is the Australian Height Datum — an elevation above sea level rather than a height above your ground. On low land the 15.1m AHD control permits a tall building; on a rise it may permit very little. The surveyed level decides.

What is the minimum site area in Wallaroo?

It depends on the zone. Dwelling minimums of 300, 450, 550 and 700 sqm are all mapped, with 1 ha and 100 ha on rural land.

What zones apply in Wallaroo?

Neighbourhood, Township Main Street, Home Industry, Rural Living, Rural Settlement and Rural Shack Settlement. The shack settlement zone in particular is not a standard house block.

Is Wallaroo bushfire prone?

No bushfire hazard is mapped in the suburb, which is unusual for South Australia and removes the Bushfire Attack Level assessment.

What is the minimum frontage?

Three rules are mapped — 9m, 10m and 15m — depending on the zone. The 15m rule applies to every dwelling type where it applies at all.
