None is returned. On this coast that is unusual and it is worth having: Bermagui carries 50 features and Bodalla 93. Acid sulfate soils form in low-lying coastal and estuarine sediments, so an inland valley town is exactly where the mapping thins out. For any project involving depth — a pool, a lower level, deep footings — that removes a consultant, a management plan and a monitored disposal method from the job.
Three residential zones
R2 Low Density, R3 Medium Density and R5 Large Lot Residential are all mapped across 31.17 km². R5 is the one that changes a budget rather than a design: driveway length, service runs, machinery access to a building platform and, where unsewered, an on-site wastewater system with a defined disposal area. Establish which zone before pricing anything, because R2 and R5 are different projects on the same street name.
Bega Valley, not Eurobodalla
Bega and Bermagui sit with Bega Valley Council under its LEP 2013. Bodalla, Narooma, Moruya and Batemans Bay are Eurobodalla Council under a different instrument. Two councils across this stretch of coast, with different plans, different development control plans and different contributions — and a builder who works the Eurobodalla shire regularly may have lodged very little in Bega Valley.
