Suburbs inside a declared mine subsidence district
Inside a declared district, building work can need Subsidence Advisory NSW's consent as well as the council's — a second approval authority, with its own application and its own concern.
56 of the 958 Australian suburbs published on this site sit wholly or partly inside a declared mine subsidence district. That is a count of our own published pages, not of every suburb in the country — the corpus grows, and this page is rebuilt with it. Every one of them is in New South Wales, which is the only state in this dataset that publishes declared districts as a spatial layer we can read per suburb.
The practical consequence is not a restriction on what may be built. It is an extra consent, and it reaches the part of a build that is hardest to change late: footing and slab design. Two things follow for anyone buying here. A program that treats development consent as the final approval will discover the second one after the design is fixed. And because the requirement is structural, it belongs in the engineer's brief at the start rather than in a variation once a slab is priced.
