A lakeside parcel brings variables a flat inland block does not: fall to the water, retaining, how a boundary meets the foreshore, access for machinery down a narrow side, and stormwater that has to go somewhere specific. These are the things that make two quotes for the same house differ by tens of thousands, and every one of them is settled by a site visit rather than a phone call.
Flood, and two declared districts
On the edge of a lake the flood planning level is the single most consequential number for a floor level, and it is one Lake Macquarie City Council holds rather than the state — it does not reach the layers we read. Ask for it in writing.
