Highfields is the first Toowoomba suburb we have mapped, and the Toowoomba Regional Planning Scheme puts two overlays on it that almost no Queensland coastal suburb carries: a bushfire hazard overlay and a landslide hazard overlay.
Bushfire on the escarpment, not the coast
Queensland publishes no statewide bushfire layer, so a council overlay is the only source of a finding — and here it applies. Highfields sits on the Great Dividing Range above Toowoomba, in country that carries real fuel. A Bushfire Attack Level assessment changes glazing, screening and external materials, and it is a build cost rather than a permit cost.
Landslide on the range
The landslide overlay reflects the slopes off the escarpment. Where it applies, expect a geotechnical report and a footing system designed for the ground rather than a standard slab, plus retaining that a flat-block quote will not carry.
Three zones including rural residential
