Burleigh Heads carries all four residential zones — High density, Medium density, Low density and Rural residential — inside 10.2 km². Very few coastal suburbs run from apartment land to acreage in one name.

Four zones means four different builds

The high-density land along the beachfront and the rural residential land behind the highway are not comparable propositions, and a builder priced for one is not priced for the other. The zone at the address is the first question and it settles most of the rest.

Storm tide, erosion and acid sulfate

All three are mapped. Storm tide high hazard can set a minimum habitable floor level; the erosion prone area affects siting near the beach; and six acid sulfate soil features follow the low ground behind the headland. Each is mapped to specific land.

The headland is the reason the suburb varies

Burleigh Hill and the national park split the suburb, and the land behind them behaves nothing like the beachfront. Slope, vegetation and access all change, and so does the site cost.
