Pelican Waters is a canal estate, and the planning data reads like one. Erosion prone area and storm tide high hazard are both mapped across the suburb, and the Low Density Residential Zone covers the bulk of it, with Medium and High Density bands mapped as well.

A canal block is a different engineering problem

Waterfront and canal-front blocks bring revetment walls, fill history, salt exposure and, frequently, a geotechnical answer that a standard estate quote does not carry. The revetment wall in particular is somebody's maintenance liability, and whose is a question to settle before you buy, not after.

Storm tide sets the floor level

Storm tide high hazard is mapped here, and where it applies it can set a minimum habitable floor level. On a canal estate that number is not a formality — it can decide whether the house sits at grade or on fill, and fill is a real cost.

Salt air changes the specification

Fixings, fasteners, balustrades, window hardware and cladding all have durability requirements set by exposure category on the coast. A builder who has not priced to the right category has quoted a house that will cost you later.

Three graded hazards over the same low ground

Acid sulfate soils in both AHD bands, flood risk graded Low to High, and bushfire graded Medium to Very High. On land this low and this close to the water they overlap, and they are assessed separately: the acid sulfate band sets excavation depth, the flood band sets the floor level, and the bushfire rating sets the construction standard. A quote that has priced one of the three has priced a third of the problem.

What to ask a builder

Ask what floor level the design assumes and where the number came from. Ask what corrosion category the fixings and hardware are specified to. And on a canal block, ask who owns and maintains the revetment wall.
