Currimundi is 3.64 km² — one of the smallest suburbs we have mapped on the Sunshine Coast, and it carries ten mapped overlay layers inside that area. That density of constraint in a small suburb is the defining fact of building here: there is very little land in Currimundi that is not touched by at least one of them.
The Coastal Management District is the one with teeth
Part of Currimundi sits inside a Coastal Management District. It is not a council overlay in the ordinary sense — it is the mapping that brings state coastal assessment into play, and where it applies, work can need referral beyond the council counter. Six of the ten suburbs we have mapped under this council carry it, and all six are on the water; the three hinterland suburbs and Buderim do not. For a Currimundi project, the first question is not what you can build but who assesses it, because that changes the timeline before it changes the price.

Erosion prone mapping restricts where the dwelling can sit on the block, which lands on the siting and sometimes on the achievable footprint. A block affected by both has its floor level and its building envelope set before an architect draws anything, and that is the order in which a Currimundi design should be approached.
Landslide mapping in a beachside suburb
Moderate and High Landslide Hazard Area are both mapped in Currimundi, which surprises people who think of the suburb as flat. It follows the dune ridge and the banks around Currimundi Lake rather than any hillside. Where it applies, it is a geotechnical question about footings on sand and on a bank profile — a different engineering problem to the escarpment landslide mapping on Buderim, and one that a builder used to slab-on-ground estate work will not necessarily have priced.
High flood risk as well

Three zones, none of them rural
Low Density Residential, Medium Density Residential and Limited Development (Landscape Residential) are mapped. There is no Rural Residential zone in Currimundi — unlike Buderim, Nambour and Palmwoods — so every project here is a suburban-lot project. The presence of Medium Density Residential matters if you are looking at a duplex or a small unit proposition rather than a house, because it is mapped in only part of the suburb and the rest of Currimundi will not entertain it.
Acid sulfate soils in both bands
Area 1 (land at or below 5 m AHD) and Area 2 (above 5 m, below 20 m) are both mapped. On low coastal land like this, Area 1 is the common case, and it is the band that matters: disturbing acid sulfate soil requires management, and the trigger is excavation depth. A pool, a basement, a significant cut for a level pad — each of those can cross it in Currimundi where the same house on the same plan would not cross it on the hinterland.
