A corridor centre is drawn as a strip, which changes the geometry of the question: land close to the corridor is where the scheme directs height, mixed use and density, and land one street back may be left to the residential provisions entirely. The boundary is therefore a line running through the suburb rather than a ring around a point, and two parcels equally close to the shops can sit on opposite sides of it. For a buyer the consequences run both ways — a corridor parcel carries redevelopment potential the zone name does not advertise, and a parcel just off it may face the taller neighbour without the entitlement.
Character controls on the land the corridor does not reach
Away from the corridor, three separate instruments hold the existing fabric. The traditional building character overlay is the broad one. Sitting with it is a dwelling house character overlay, pitched at the individual house rather than the streetscape. Stronger again, over defined ground, is a local heritage area. Where any of them catches a pre-war dwelling, the live issue is whether it may be removed — and the answer usually points to keeping the original form and building behind it.
