What building in St Lucia actually involves
St Lucia carries a Sport and recreation (Local) precinct. The qualifier is the point. A local sport and recreation designation sits inside a neighbourhood rather than at its edge, and that changes whether it reads as an amenity or as a neighbour.
Scale decides whether open space is a benefit or a condition
A district or regional recreation designation is usually a boundary feature — a large reserve the suburb backs onto. A local one is embedded: a club, courts or fields within the residential fabric, drawing people and cars into residential streets and, where there is night use, lighting and noise on a schedule. Neither version is a defect, and the land it occupies carries the same durability advantage any open space designation does: it is unlikely to become something else. But the two produce different experiences on an adjoining lot, and a buyer paying for proximity to parkland should establish which kind is actually next door. On a suburb of 3.97 km² with a golf course, several parks and a river frontage, the answer varies street by street.
Character controls hold the housing stock
Three instruments cover the built fabric. The broad one is a traditional building character overlay. Beside it sits a dwelling house character overlay, aimed at the individual house rather than the run of them. Over defined ground there is also a local heritage area, which is stronger again. Where any of them catches a pre-war dwelling, demolition is the question and retention of the original form with new work behind it is the usual answer.
Three kinds of water on a river bend
St Lucia occupies a tight loop of the Brisbane River, and all three water instruments apply. Overland flow is rain crossing the ground once the pipes are full. Creek and waterway is a channel out of its banks. A storm tide hazard area at the high band reflects the river being tidal this far up. Water on three sides of a peninsula means more of the suburb is exposed to at least one of them than the overlay list suggests, and each yields its own level.
Bushfire, slope, vegetation and soils
