Home builders in Kangaroo Valley

A builder’s licence is permission to trade. It is not a solvency test. 2,361 construction companies entered external administration last financial year, more than any other industry in the country — and no regulator checks whether the one quoting your Kangaroo Valley job can still pay its framer on Friday. We run the Four-Point Builder Check™: licence with NSW Fair Trading, insurance sighted, still trading, and genuinely working in Kangaroo Valley. Then one name and the reasoning behind it — or a straight no.

Coastal — the kind of build this page is about. A drawing, not a photograph of a house in Kangaroo Valley.

What building in Kangaroo Valley actually involves

Kangaroo Valley records eight named watercourses: the Kangaroo River, with Brogers Creek, Crankeys Creek, Devils Glen Creek, Dots Creek, Kings Creek, Little Pig Creek and Myrtle Gully. On a locality of 123.83 km² that is not a scenic detail. Those eight lines are what the buildable ground is cut into, and they are the reason a single answer about “building in Kangaroo Valley” is almost always the wrong shape.

A valley-sized locality with a village-sized lot map

The minimum-lot-size layer maps one band here — 500–524 m² — and it maps that band on seven parcels. Those two figures have to be read together. A minimum in the five hundreds is a village figure: it describes serviced land laid out in streets. Seven parcels is not a locality of 123.83 km². So the lot layer here is describing the village, and it is silent about everything around it.

That silence is the most useful thing on this page. When a minimum lot size is quoted for Kangaroo Valley, the question to ask is which parcels it was read from, because the figure that is true of those seven is not an answer for a block further up a creek. On the rest of the valley the zone and the overlays carry the work instead, and they have to be read at the address rather than for the suburb.

Two residential zones, and the one you are in changes the question

Both R2 Low Density Residential and R5 Large Lot Residential are mapped under the Shoalhaven Local Environmental Plan 2014. Which applies to a particular block has to be checked against the address — and it is worth checking first, because it decides what the rest of the enquiry is about. On the low-density share the questions are the usual ones about setbacks and envelope. On the large-lot share they become questions about access, water, power and wastewater, and those are the items that move a build budget in a valley rather than on a street.

One hundred and forty-eight bushfire features, in an enclosed landform

148 bushfire-prone features are mapped across Kangaroo Valley, in all four of the mapped classes. The count matters less than the geometry. The remedy for bushfire exposure is separation: distance between a building and the vegetation that could carry fire to it. An enclosed landform has little of it to give, because the vegetation is not on one side of a block — it is on the sides and above, and the ground that would otherwise be used for separation is often the ground that falls away.

The watercourses do not supply the relief either. A creek line carries vegetation of its own, so a block that fronts one is close to a corridor rather than to a gap. The practical reading is that a Bushfire Attack Level assessment here is likely to be doing more work than the same assessment on open ground, and it should be commissioned early enough to inform where the building sits, not late enough to only price its walls.

Thirty-eight heritage records, and one of them is not an item

Thirty-seven individual items are mapped, plus one general conservation area. The distinction is worth drawing out because the two behave differently. An item is attached to a thing somebody owns. A conservation area is drawn around ground, so it reaches properties that carry no listing of their own — a block can sit inside one and have nothing on it that is listed, and still be assessed against what the area is there to protect. Both are free to check on the NSW Planning Portal spatial viewer, and the area boundary is the one more often missed.

A single soil feature, and what the gazetteer shows

One acid sulfate soil feature is mapped — the least the layer can return while still reading positive, which puts it a long way from the coastal localities where this layer governs trenching. The named public places record what the valley floor is used for: the Kangaroo Valley Showground, Bendeela Picnic and Camping Area, Dot Butler Conservation Reserve, Riverside Park, Osborne Park, Brindel Park, Kangaroo Valley Cemetery and Red Rocks Trig Lookout. Shoalhaven City Council administers all of it under the one instrument.

The mechanism

The Four-Point Builder Check™

Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.

  • 01 · Licence

Looked up on NSW Fair Trading's own public register — number, class and status, with the date we looked recorded.

  • 02 · Insurance

Public liability plus whatever warranty or indemnity cover NSW requires. Sighted by us, not self-declared on a form.

  • 03 · Still trading

Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.

  • 04 · Works in Kangaroo Valley

Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.

How this works

  1. 01
    Tell us about the build

    Seven questions, about three minutes.

  2. 02
We match it against Kangaroo Valley

Against the 2 residential zones mapped here, 2 overlay families, bushfire-prone land, 38 heritage records — and against which builders hold the right licence class for it, have done it before, and actually work under Shoalhaven City Council.

  3. 03
    One recommendation, with the reasoning

Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.

What you get, and what it costs you

We are not a builder, we do not manage your build, and we do not hold your money.

Illustrative. We do not publish project photography until a builder we have checked gives us one of their own — so this is not a build of ours and not a house in Kangaroo Valley.

Questions about building in Kangaroo Valley

How many watercourses are recorded in Kangaroo Valley?

Eight are named: the Kangaroo River, with Brogers Creek, Crankeys Creek, Devils Glen Creek, Dots Creek, Kings Creek, Little Pig Creek and Myrtle Gully. On a locality of 123.83 km² those eight lines are what the buildable ground is cut into.

What minimum lot size applies?

One band is mapped, 500–524 m², and it is mapped on seven parcels. Read those together: a minimum in the five hundreds describes serviced land laid out in streets, and seven parcels is not a locality of 123.83 km². The lot layer is describing the village and is silent about the rest.

So can I rely on a quoted lot minimum?

Ask which parcels it was read from. What is true of those seven is not an answer for a block further up a creek. Elsewhere the zone and the overlays carry the work, and they have to be read at the address.

Which residential zone applies?

Both R2 Low Density Residential and R5 Large Lot Residential are mapped under the Shoalhaven LEP 2014, and which one applies has to be checked against the address. On the large-lot share the enquiry becomes access, water, power and wastewater rather than setbacks.

How much of the valley is bushfire-prone?

148 features are mapped, in all four mapped classes. The geometry matters more than the count: the remedy for exposure is separation, and an enclosed landform has little of it to give, because vegetation sits on the sides and above rather than on one boundary.

Does fronting a creek help?

Not for this. A creek line carries vegetation of its own, so a block fronting one is close to a corridor rather than to a gap. Commission the Bushfire Attack Level assessment early enough to inform where the building sits.

What is the heritage position?

Thirty-eight records: 37 individual items and one general conservation area. An item attaches to a thing somebody owns; an area is drawn around ground, so it reaches properties carrying no listing of their own. The area boundary is the one more often missed.

Are acid sulfate soils an issue here?

One feature is mapped — the least the layer can return while still reading positive, which puts Kangaroo Valley a long way from the coastal localities where this layer governs trenching. Check the address on the Planning Portal spatial viewer.

What to ask a builder about a block in Kangaroo Valley

Each one is here because of something mapped in Kangaroo Valley. Take them to whoever quotes.

  1. 01

Which of the 2 residential zones mapped in Kangaroo Valley covers this address, and what does that one permit that the others do not?

  2. 02

What bushfire attack level have you built to in Kangaroo Valley before, and what did it change in the glazing, decking and screening?

  3. 03

Have you had an application through Shoalhaven City Council where a heritage control applied, and how long did the assessment take?

  4. 04

Which minimum lot size band is mapped here, and does it leave any subdivision potential?

Named watercourses in Kangaroo Valley

8 named watercourses are mapped across Kangaroo Valley. At that density the buildable ground is largely what sits between them, and the gullies they run in set the fall — which decides earthworks long before the floor plan does.

Read from the NSW Water Theme, which maps gazetted watercourses only. A constructed channel or a stormwater drain is not in this list and can still carry water across a block.
