Home builders in Tahmoor
A builder’s licence is permission to trade. It is not a solvency test. 2,361 construction companies entered external administration last financial year, more than any other industry in the country — and no regulator checks whether the one quoting your Tahmoor job can still pay its framer on Friday. We run the Four-Point Builder Check™: licence with NSW Fair Trading, insurance sighted, still trading, and genuinely working in Tahmoor. Then one name and the reasoning behind it — or a straight no.
- Costs you nothing, ever
- No obligation to use them
- Details never sold
Why this is harder than it looks in Tahmoor
- Tahmoor is not a generic block
Mapped here: 3 residential zones, 3 overlay families, 16 heritage records, bushfire-prone land. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Tahmoor regularly already know which of these reach which streets.
- A current licence tells you nothing about solvency
Every one of the companies behind that figure held a valid licence the day before it failed. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
What building in Tahmoor actually involves
Tahmoor sits inside two declared mine subsidence districts — Bargo and Wilton. On almost every page of this site that register returns nothing. Here it returns two, and the consequence is a second consent authority: Subsidence Advisory NSW can require its own approval for building work on top of the council's, and its interest is in the footings.
What a second consent authority actually means
It is not a variation of the council's process and it does not run inside it. Where a district applies, building work can need an approval from Subsidence Advisory NSW as well as development consent, assessed against a different question: not whether the proposal suits the locality but whether the structure can tolerate ground movement. That bears directly on the footing and slab design, which is one of the larger single items in a house contract and the one least visible in a standard quote. Two practical consequences follow. The approval is a separate application with its own timeframe, so it belongs in a programme rather than being discovered at lodgement. And a quoted price that assumes a conventional footing system is not a fixed price on this land until the footing requirement is settled.
Why two districts rather than one
The locality is wholly or partly within both Bargo and Wilton. Districts are declared over areas of past and present underground mining and their boundaries follow that activity rather than suburb lines, so a locality can fall inside more than one and a parcel can sit inside one, both or neither. Which applies to a specific address is a question for the register rather than for the suburb, and it is a free lookup — but it is one most buyers do not know to make, because nothing about a suburb name suggests it.
The zoning, and why it compounds rather than replaces
Three residential zones cover the 16.98 km², running from low density through medium density to large lot. One minimum-lot-size band appears, 900–999 m² on seven parcels, which is too few to stand for the locality — the standards for each zone come from the Wollondilly Local Environmental Plan 2011. On the large-lot share the servicing is the build's own responsibility, and the footing question sits on top of that rather than instead of it.
Sixteen heritage records, in three forms
Thirteen individual items, two landscape items and one archaeological item make up the register. The archaeological record is worth pairing with the subsidence position, because both bear on the ground rather than the building: one governs what a proposal may disturb, the other how the structure must respond to movement. A design that settles its excavation and footing strategy early answers both at once.
Thirty-six bushfire features, and the rivers
Thirty-six bushfire-prone features are mapped, covering the state's full set of vegetation categories. The Nepean River and the Bargo River are recorded along with Myrtle Creek and Blind Gully. Nothing is returned by the acid sulfate layer. Named local features include Tahmoor Park, Emmett Park, the Lions Park, York Street Park, Halls Reserve, the Remembrance Driveway roadside gardens, the Tahmoor Sportsground clubhouse and the Nathan Teddy Graham Oval.
Check the register, then price the footings
Whether the specific address falls inside a district, from the subsidence register — it is free and almost nobody thinks to ask. If it does, obtain the footing requirement before accepting a build price. Then the zone, which decides the servicing. Then the bushfire assessment. The heritage search can run alongside the title search.
What the register does not tell you
One limit worth stating. The register says whether a district applies; it does not say what the ground under a particular parcel has done or will do. That is a geotechnical question, answered by investigation, and it exists on any site whether or not a district is declared. So the two enquiries are complementary rather than alternatives: the district determines whether a second approval is required and shapes what the footing has to tolerate, while the investigation determines what the footing actually has to sit on. A parcel inside a district with good ground and a parcel outside one with poor ground are both ordinary situations, and neither answer substitutes for the other.

The mechanism
The Four-Point Builder Check™
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on NSW Fair Trading's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover NSW requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Tahmoor
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.
How this works
- 01Tell us about the build
Seven questions, about three minutes.
- 02We match it against Tahmoor
Against the 3 residential zones mapped here, 3 overlay families, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under Wollondilly Council.
- 03One recommendation, with the reasoning
Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
What you get, and what it costs you
- One builder, not a list
We read your brief against what is actually mapped in Tahmoor — 3 residential zones, 3 overlay families, 16 heritage records — and against which builders hold the right licence class, have built under these constraints before, and genuinely work under Wollondilly Council. You get one name and the reasoning in writing.
- Or a straight no
The same business day you get one of two things: our recommendation, with the reasons — or a plain email saying we have not got a builder in Tahmoor we would put our name to yet, and what we are doing about it. No drip campaign, no being passed around.
- It costs you nothing, ever
The builder pays us, and only if you sign with them. You are never charged, and you are never under any obligation to use the builder we name. How the fee works.
We are not a builder, we do not manage your build, and we do not hold your money.
Fair questions before you send anything
- You have no builders listed in Tahmoor yet. What use is that?
A fair question, and the honest answer is that a list is not what we do. We do not publish a builder until the licence is checked, the insurance is sighted and we have confirmed they are still trading — so an empty list here means we have not finished that work in Tahmoor, not that we cannot help. Send the brief and we go and find one for your block. If we cannot, you get told that, the same day, rather than being added to a mailing list.
- Why not just get three quotes myself?
You can, and for a simple job you probably should. The difficulty on a block in Tahmoor is that quotes are only comparable when they assume the same things — and with 3 residential zones mapped here, two builders can price the same house against different assumptions about the site and both be quoting honestly. Sorting that out is the part we do.

Questions about building in Tahmoor
Is Tahmoor in a mine subsidence district?
Yes — two of them, Bargo and Wilton. On almost every locality that register returns nothing; here it returns two, and the consequence is a second consent authority.
What does that mean in practice?
Where a district applies, building work can need approval from Subsidence Advisory NSW as well as development consent, assessed against a different question: not whether the proposal suits the locality but whether the structure can tolerate ground movement.
What does it affect?
The footing and slab design — one of the larger single items in a house contract and the one least visible in a standard quote. A price that assumes a conventional footing system is not a fixed price here until the requirement is settled.
Why two districts?
Districts are declared over areas of past and present underground mining, and their boundaries follow that activity rather than suburb lines. So a locality can fall inside more than one, and a parcel can sit inside one, both or neither.
How do I check my address?
Against the register, and it is a free lookup. It is one most buyers do not know to make, because nothing about a suburb name suggests it.
What else is mapped?
Three zones across 16.98 km², one lot band of 900–999 m² on seven parcels, 36 bushfire-prone features covering the full set of vegetation categories, and 16 heritage records — 13 items, two landscape and one archaeological. The acid sulfate layer returns nothing.

Named watercourses in Tahmoor
4 named watercourses are mapped across Tahmoor. At that density the buildable ground is largely what sits between them, and the gullies they run in set the fall — which decides earthworks long before the floor plan does.
