Nineteen is a high count for the Central Coast, and unsurprising on low land at the head of Tuggerah Lake. The number itself is the locality's; what governs a project is the class and trigger depth at the address. Above that depth, excavated material is ordinary spoil. Below it, the soil has to be tested, dosed with lime and disposed of under a management plan rather than carted to the nearest fill site.
The works most likely to cross the trigger are the ones nobody budgets as excavation: a stormwater connection, a sewer tie-in, a footing that goes deeper than expected because the ground is soft. Establish the depth on the NSW Planning Portal spatial viewer before earthworks are priced, not after a truck is loaded.
Two heritage items, and no conservation area
Two individual records across nine square kilometres makes the heritage check a formality that will almost certainly come back clean. Do it before a demolition anyway — two minutes against the cost of being wrong is a good trade.
Two zones, and twenty-four bushfire polygons
R1 General Residential and R2 Low Density Residential are mapped. Twenty-four bush fire prone land polygons are mapped as well, so a Bushfire Attack Level assessment is a live address question on the vegetated edges even though the settled parts are conventional serviced land.
Flood, on the lake edge
New South Wales leaves the flood planning level with each council rather than publishing it centrally, so nothing on flood reaches the layers we read. On low land at the head of a lake that is the figure most likely to set a floor level, and it interacts directly with the acid sulfate question — a raised floor may mean fill rather than cut, which changes the excavation answer.
