Which is why the platform is the decision
On a sloping coastal block the instinct is to cut a level pad and build flat. Where 57 acid sulfate features are mapped, that instinct is expensive, and a design that steps down the slope on piers or a split level can satisfy the bushfire access and separation requirements while barely touching the soils trigger. Settle how much the site will be cut before an architect is briefed, because by the time a flat-pad design is drawn the cost is already in it.
The zone decides more here than usual
Three zones are mapped — R2 Low Density Residential dominant, with R3 Medium Density Residential and R5 Large Lot Residential — and the zone carries more weight on this land than it would elsewhere, because the Byron Local Environmental Plan 2014 keys its lot, height and density standards to the zone in text rather than publishing them as map layers. On R5 land it also decides a question the hazards have already made expensive: the effluent disposal area needs excavation and a land application area sized to the household, which is one more set of earthworks to reconcile with the soils trigger.
