Home builders in Birkdale
A builder’s licence is permission to trade. It is not a solvency test. 2,361 construction companies entered external administration last financial year, more than any other industry in the country — and no regulator checks whether the one quoting your Birkdale job can still pay its framer on Friday. We run the Four-Point Builder Check™: licence with QBCC, insurance sighted, still trading, and genuinely working in Birkdale. Then one name and the reasoning behind it — or a straight no.
- Costs you nothing, ever
- No obligation to use them

Why this is harder than it looks in Birkdale
- Birkdale is not a generic block
Mapped here: 2 residential zones, 5 overlay families, bushfire-prone land. A builder who prices the house and discovers the site is a builder whose quote moves — and the variations land on you, not on them. The ones who work Birkdale regularly already know which of these reach which streets.
- A current licence tells you nothing about solvency
Every one of the companies behind that figure held a valid licence the day before it failed. The certificate on the wall says they are permitted to build. It does not say they can pay their framer on Friday.
What building in Birkdale actually involves
Birkdale's hazard mapping is, in almost every case, the opposite of what the suburb looks like. It is a bayside suburb with canal estates in it — Aquatic Paradise, Woodgate Canal, Genrich Canal are all named in its gazetteer — and it maps no acid sulfate soils at all. It also maps bushfire at two intensities, and landslide hazard. None of those is what you would predict from the water.
Reclaimed waterfront land without the acid sulfate question
This is the genuinely useful one. Canal estates are built by dredging waterways and raising the land beside them, which is exactly the low, formerly estuarine ground where acid sulfate soils live — Broadbeach Waters maps three features and Pelican Waters maps both bands, and on those pages the excavation conversation is dominated by it. Our read of the state layer returns nothing for Birkdale. For a project involving depth — a pool, a lower level, piers founded through fill — that removes a consultant, a management plan and a monitored disposal method from the job. It does not remove the fill question: made land still behaves according to what was placed and how, and a geotechnical report on the actual lot is still what tells you.
Bushfire, on a canal suburb
Medium and High Potential Bushfire Intensity are both mapped under the Redland City Plan. On a suburb people picture as waterfront that reads as an error until you look at the gazetteer, which also names the Harrogate Bushland Refuge. Bushfire mapping follows vegetation, not distance from the sea, and a block backing onto retained bushland is in a different position from one on a canal — in the same suburb, a few streets apart. Queensland maps this in each council's own overlay rather than a statewide layer, so the Redland City Plan is where the answer lives.
Landslide hazard, on flat coastal ground
Mapped at M and L. Like the bushfire mapping it responds to slope and soil rather than to how the land reads from a car, and where it reaches a parcel a geotechnical assessment informs footings and retaining. Three hazard overlays, none of them predictable from the setting — which is the case for running the searches rather than reasoning from the postcode.
The coastal layers that are here
Birkdale does sit in a mapped storm tide high hazard area and partly inside Queensland's erosion prone area, and the Redland City Plan maps both the 2016 and the 2016–2100 storm tide inundation areas. Our Cleveland page explains why the two dated areas mean different things and why knowing which applies is the single most valuable fact on a bayside block. Our Bongaree page covers why the erosion prone area is a State declaration rather than a council control, and what that does to who can vary it.
Two residential zones
Low Density Residential and Low-medium Density Residential are mapped across 11.27 km². The second is the one to check on adjoining land: low-medium density contemplates more than one dwelling on land currently holding one, at a scale that changes a street without producing anything tall enough to signal it in advance.
No heritage overlay
No heritage overlay is mapped. On a rebuild that closes the demolition question — no listing check and no character assessment. Combined with the absent acid sulfate mapping, two of the searches that commonly hold up a coastal Queensland project simply do not arise here.
What to establish on a Birkdale block
Which of the two storm tide inundation areas reaches the parcel, because they mean different things. Then whether the erosion prone area does, and whether a proposal there needs a State referral. Then the bushfire intensity band — do not assume a waterfront suburb is clear of it. Then the landslide overlay. Then, if the lot is on a canal, the revetment wall and the fill history, which our Broadbeach Waters page sets out. The acid sulfate search will come back empty.
What you are dealing with in Birkdale
Six things a builder prices differently. This is the suburb-level picture — which of them reaches your block is an address check.
- Bushfire Mapped BAL assessment; glazing, decking and screening spec.
- Flood Mapped Sets a minimum floor level. Flood report first.
- Heritage Not checked Held in each council's own planning scheme overlay and on the Queensland Heritage Register; no statewide layer publishes a per-suburb count
- Slope Mapped Geotech report before footings can be priced.
- Soil None mapped Below trigger depth: management plan, treatment, disposal.
- Density controls 2 zones What may be built, and how much. Set parcel by parcel.

The mechanism
The Four-Point Builder Check™
Every one of them is something you could do yourself. What we sell is that it has been done, dated and published — and repeated on a schedule, because a check that happened once is worth nothing.
- 01 · Licence
Looked up on QBCC's own public register — number, class and status, with the date we looked recorded.
- 02 · Insurance
Public liability plus whatever warranty or indemnity cover QLD requires. Sighted by us, not self-declared on a form.
- 03 · Still trading
Solvency re-checked on a schedule. A licence stays current right up until the day a company fails.
- 04 · Works in Birkdale
Confirmed with the builder against the suburbs they genuinely service — not a radius drawn on a map.
How this works
- 01Tell us about the build
Six questions, about three minutes.
- 02We match it against Birkdale
Against the 2 residential zones mapped here, 5 overlay families, bushfire-prone land — and against which builders hold the right licence class for it, have done it before, and actually work under Redland City Council.
- 03One recommendation, with the reasoning
Not six quotes to sift. We negotiate on your behalf; you deal with the builder directly. Builders pay us, only once you sign.
What you get, and what it costs you
- One builder, not a list
We read your brief against what is actually mapped in Birkdale — 2 residential zones, 5 overlay families, bushfire-prone land — and against which builders hold the right licence class, have built under these constraints before, and genuinely work under Redland City Council. You get one name and the reasoning in writing.
- Or a straight no
The same business day you get one of two things: our recommendation, with the reasons — or a plain email saying we have not got a builder in Birkdale we would put our name to yet, and what we are doing about it. No drip campaign, no being passed around.
- It costs you nothing, ever
The builder pays us, and only if you sign with them. You are never charged, and you are never under any obligation to use the builder we name. How the fee works.
We are not a builder, we do not manage your build, and we do not hold your money.
Fair questions before you send anything
- You have no builders listed in Birkdale yet. What use is that?
A fair question, and the honest answer is that a list is not what we do. We do not publish a builder until the licence is checked, the insurance is sighted and we have confirmed they are still trading — so an empty list here means we have not finished that work in Birkdale, not that we cannot help. Send the brief and we go and find one for your block. If we cannot, you get told that, the same day, rather than being added to a mailing list.
- Why not just get three quotes myself?
You can, and for a simple job you probably should. The difficulty on a block in Birkdale is that quotes are only comparable when they assume the same things — and with 2 residential zones mapped here, two builders can price the same house against different assumptions about the site and both be quoting honestly. Sorting that out is the part we do.

Questions about building in Birkdale
Do acid sulfate soils affect Birkdale?
Our read of the state layer returns none — unusual for a bayside suburb with canal estates, where reclaimed low ground is exactly where they live. For a project involving depth that removes a consultant, a management plan and a disposal method. The fill question remains.
Why would a canal suburb be bushfire-prone?
Because bushfire mapping follows vegetation rather than distance from water. Medium and High Potential Bushfire Intensity are both mapped, and the gazetteer also names the Harrogate Bushland Refuge. A block backing onto bushland is in a different position from one on a canal.
Which storm tide mapping applies to my block?
Both the 2016 and the 2016–2100 storm tide inundation areas are mapped in the Redland City Plan, and they mean different things — one is present-day extent, the other allows for change to 2100. Our Cleveland page sets out why knowing which applies is the key fact on a bayside block.
Is landslide hazard relevant on flat coastal land?
It is mapped here at M and L. The overlay responds to slope and soil rather than to how the land reads from the street, so where it reaches a parcel a geotechnical assessment informs the footing design, earthworks and retaining.
What zones are mapped in Birkdale?
Low Density Residential and Low-medium Density Residential across 11.27 km². The second is worth checking on adjoining land — it contemplates more than one dwelling on land currently holding one, at a scale that changes a street without announcing itself.
